  • RICS HomeBuyer Survey

    A HomeBuyer Report is a survey suitable for conventional properties in reasonable condition. This will help you find out if there are any structural problems, such as subsidence or damp, as well as any other unwelcome hidden issues inside and outside.
  • Building Survey

    The Building Survey is suitable for all properties but particularly old, large and extended/altered buildings. The Report is detailed and comprehensive, and will identify defects and potential liabilities. Also includes a Photographic Appendix.
  • Fabric Survey

    Suitable for all properties. A restricted inspection dealing only with the main elements of the building. Identifies defects and liabilities. Can include photographs. Advises on remedial works required

  • Market Valuations

    ML Surveyors can assist you in undertaking professional valuations (in accordance with the RICS Valuation Professional Standards incorporating the International Valuation Standards - The Red Book); providing valuation advice for probate purposes, matrimonial, and tax purposes.
  • Target Help to Buy Valuations

    For Help to Buy loan redemption, the valuation criteria is quite specific and a market appraisal by an estate agent or a copy of a mortgage lenders valuation will not suffice. The valuation report must be in a prescribed format, show an analysis of comparables relied on and be prepared by a RICS registered valuer.
  • Insurance Valuations

    ML Surveyors can provide professional advice on the estimated reinstatement costs of your asset for insurance purposes, ensuring the continued protection of your investment. Our valuations use the most up to date data provided by the Royal Institution of Chartered Surveyors Building Cost Information Service.

Block Management

  • Technical

    Preparation of short/long term maintenance plans. Day to day repairs and maintenance. Arranging service contracts for plant and machinery, i.e. lifts, fire safety equipment, etc. Provision of technical advice/support to contractors. Maintaining the standard of contractors’ work. Provision of advice on major contract work and the use of allied professionals, i.e. structural engineers. Arrange/review specific/generic risk assessments, i.e. fire/asbestos/safety.
  • Legal

    Evaluate and advise on lease terms. Ensure compliance with lease. Ensure policy decisions made by directors are properly implemented. Instruct solicitors where necessary in respect of breaches or other legal issues. Representation at county court, arbitration and leasehold valuation tribunals.
  • Financial

    Preparation of service charge budgets. Serving of service charge demands. Collection/monitoring of service charge payments. Provision of interim budget reports on income/expenditure and cashflow. Preparation of a reserve fund relating to cyclical maintenance. Preparation of life cycle costings to enable sinking funds to be calculated. Payment of contractors. Arranging buildings insurance cover. Preparation of draft accounts for financial statements.
  • Director Support

    Advice on all matters of management policy. Ensure transparency of all dealings/records. Attend directors’ meetings and AGMs/EGMs as required. Undertake role of company secretary if required. Preparation and distribution of notices of AGM. Circulation of meeting minutes to leaseholders if required. Provide interim reports on financial, legal, maintenance and other matters. Arranging directors’ and officers’ insurance. Advice on and implementation of all Section 20 consultation matters.
